The number of build to rent homes planned across the UK has doubled in just six months to 45,000, despite threats to the sector including a 3% stamp duty hike in George Osborne鈥檚 March Budget.
According to the latest British Property Federation figures, shared exclusively with 黑洞社区, there were 45,000 build to rent homes in the pipeline in April, a 107% increase on just 22,000 last October.
The number under construction has also nearly doubled to around 14,000 across the country.
The build to rent pipeline jump was fuelled by a huge leap in units planned outside London, up more than threefold to 23,212 last month, up from 7,112 in October. More build to rent units are now planned outside the capital than inside. The uptick in build to rent units in London over the six month period was more modest; 48% to 21,506, up from 14,516.
Andrew Stanford, residential fund manager at US real estate investor LaSalle, said: 鈥淏uild to rent has been a stone stuck in the mud at the top of the hill for a long time. It鈥檚 finally starting to roll and its gathering pace. It鈥檚 finally here and it鈥檚 developing into a full blown asset class going forward.鈥
Ian Fletcher, director of real estate policy at the BPF, said: 鈥淭he sector鈥檚 been very innovative in working with the public sector, or using permitted development, or taking on big regeneration schemes, and there has been increasing support from planning policy.鈥

However, LaSalle鈥檚 Stanford warned Osborne鈥檚 stamp duty hike would have an impact on the viability of some rental schemes: 鈥淓ven when we鈥檙e planning to hold on to stock we have to have an exit value to run the viability appraisal. I have no doubt some schemes won鈥檛 be viable to proceed now.鈥
