Work on the former Boddingtons brewery site is expected to start in July this year and complete in August 2025.
Manchester city council has given permission for a 461-home scheme to go ahead on an open air carpark that was originally the site of Boddingtons brewery.
Latimer, the development arm of Clarion Housing Group, is planning to start work on the brownfield site this July having purchased the 1.3 acre plot last summer.
The 35-month contract is valued at £75m and work on the site is expected to be completed in August 2025.
Tenders are due out at the end of the month with a winner for the scheme set to be announced in late spring.
Latimer said it has committed to 60% of the homes being affordable housing, which will be a mix of shared ownership sale as well as social and affordable rent.
Designed by Assael Architects, the scheme will provide one, two and three-bedroom flats across two blocks of 11 and 27 storeys.
It will also include a shared residents’ lounge and workspace, a roof terrace and a tree-lined pedestrian boulevard.
The Boddingtons development is part of Manchester’s wider regeneration of Great Ducie Street.
The former brewery was established in the mid-1800s but stopped production of beer on the site in 2005.
