Concrete frame winner due at project being masterminded by John Caudwell
The first package of work on a super prime residential scheme in Mayfair being masterminded by the billionaire founder of retailer Phones4U is set to be awarded shortly, 黑洞社区 understands.
John Caudwell鈥檚 Audley Square development will include five townhouses, three penthouses, a mews home and 21 more luxury flats and has been drawn up by Robert A.M. Stern Architects, the New York firm behind 15 Central Park which is considered to be one of Manhattan鈥檚 most desirable addresses.
Executive architect Darling Associates describes the scheme on its website as one to rival 鈥減roperties such as One Hyde Park for the title of the world鈥檚 most desirable living space鈥.
The site, which was once home to a petrol station, car park and apart-hotel, was cleared by Cantillon last September.
It has remained idle since but it is understood a winner for the concrete frame and substructure work is now close with the job understood to have a price tag north of 拢50m. Keltbray, Careys and Morrisroe are all chasing the deal.
The highest point of the scheme is set to be eight storeys but it will have five basement levels below ground.
According to a letter sent to local residents, posted on the scheme鈥檚 website, Byrne Bros had been lined up for the basement and concrete frame but the scheme鈥檚 director of development Amanda James said earlier this year that the job was being retendered to find a replacement firm.
Audley Square is being project managed by GVA Second London Wall with Gardiner & Theobald the QS while others working on the scheme include engineer Arup and M&E consultant Chapmanbdsp.
A main contractor has yet to be appointed for the job which is expected to be worth more than 拢300m.
Caudwell sold Phones4U in 2006 for 拢1.24bn and was listed as having a personal fortune of 拢1.576bn in this year鈥檚 Sunday Times Rich List.
