One of the principal challenges for clients on their development projects is solving the Jane Austen problem of finding suppliers with appropriate wealth, status and character. Wealth to ensure that they can take the risks transferred to them; status in terms of whether they have the capabilities required to deliver the project; and character to behave in a collaborative way. Unfortunately, only one of Austen’s novels – Sanditon – has property development at its heart, and that is a fragment, so we have little to go on how she would address this problem. However, we can outline some principles that clients might wish to consider for their own development projects.
